Both virtual and in-person appraisals are available, and you choose the approach that suits you best.

A virtual appraisal draws on property information, comparable sales analysis, market research, and publicly available property data, alongside property photographs and a discussion with you about the home. It delivers a considered, evidence-based view of where your property sits in the current market.

Where it adds value, an in-person inspection can be arranged. The recommendation is always shaped around your property and your circumstances.

Yes. A virtual appraisal draws on property information, comparable sales analysis, market research and publicly available property data, together with photographs and a discussion with you about the home and any improvements. The same market knowledge and analysis go into it, so the difference is in convenience, never in the depth of the work. In-person meetings and inspections are available whenever they add value, and you choose the approach that suits you.

What is a Market Insight Report?

A Market Insight Report gives you a clear read on your suburb: local market information to help you understand value, timing, trends, and the opportunities in front of you. It is the groundwork for a confident, well informed decision. To request one, tick the Market Insight Report box on the appraisal form and we will prepare it for your area.

What do you charge?

Every property, campaign and seller is different, so fees are never one size fits all. They are discussed openly during the appraisal and consultation process, and tailored to your home and your objectives.

Which Auckland suburbs do you work across?

The focus is Auckland, with deep local knowledge across Mt Wellington, Panmure, Ellerslie, Glen Innes, Sylvia Park, Penrose, Onehunga, One Tree Hill and Greenlane. More Auckland suburbs are being added. Every campaign is tailored to the suburb, the property, and the buyers most likely to compete for it.

Do you work with commercial property as well as homes?

Yes. Alongside premium residential sales, MOTU handles commercial property divestments and corporate property leases. Selling a commercial asset raises different considerations to a residential sale, from tenancy structures to zoning and compliance, so those engagements follow a disciplined, well-documented process of their own.

Is MOTU licensed?

Yes. MOTU Real Estate is led by Susana Motu, a Licensed Real Estate Agent operating under the Real Estate Agents Act 2008. Every campaign is managed to the professional standards and legal requirements that apply to all licensed agents in New Zealand.
